Having already constructed 486 social homes as part of its flagship development in Bristol, Imperial Apartments, Caridon Property Group recently announced that it had identified a site within the Parkview development in Whitchurch Lane, Bristol, capable of housing 49 new homes for 100% affordable housing. Consisting mainly of family residences, the project will be developed by Freemantle in partnership with the local housing association, LiveWest. Caridon Property Group and its investment partners have submitted a planning application proposing the construction of 43 houses as well as 6 apartments. The development will consist of a combination of low-cost rent and shared ownership tenure.

Through the development of Imperial Apartments, Caridon Property Group has already provided 486 apartments in total, providing residents with a range of support services and facilities; 316 of these homes are available to Bristol City Council, enabling the local authority to provide accommodation for the city’s homeless population. In addition to delivering this housing provision, the Caridon Property Group team is also committed to ensuring the engagement and wellbeing of residents by presenting a range of wrap-around support services and facilities, all at no extra cost. Imperial Apartments’ amenities include an all-weather play area and indoor soft play area for families, as well as two fully equipped gyms. Caridon Property Group’s tenants are also provided with access to a wellbeing zen garden, which offers a tranquil setting for reflection and relaxation, as well as several IT suites for educational and professional development purposes.

Reflecting on the proposed creation of 49 new social homes, a Caridon Property Group spokesperson explained that the company saw the housing crisis in Bristol every day and was stepping up its mission to support housing the city’s homeless. Having recognised that the car park at its existing social housing scheme in Parkview was underused, Caridon Property Group recognised a precious opportunity for development on part of the site, enabling the company to deliver even more affordable accommodation, which is greatly needed in the area. Caridon Property Group’s spokesperson said that the company was always looking for ways to collaborate with other parties in its mission and would shortly be working on a campaign created to raise awareness about the need for social housing, particularly in Bristol.

Following multiple assessments by various planning and traffic experts, it was decided that the existing car park at Imperial Apartments was underused. It was therefore designated as a site for potential windfall dwellings, with the car park still retaining over 200 spaces to support the development’s existing tenants.

Situated in the southeast corner of the car park at Imperial Apartments, the site currently has no specific land use designation attributed to it. Caridon Property Group plans for construction traffic to use the same access point but without accessing the same entry roads or car park, keeping the development site completely separate. Work on the site in Parkview is intended to start in 2025, with completion of the new social homes scheduled by the end of 2027. Imperial Apartments residents have been informed of the plans, with Caridon Property Group providing reassurance that no adverse impacts are anticipated.
